Real Estate Commission & Net Proceeds Calculator

This calculator illustrates how a home’s sale price and the commission split affect the seller’s net proceeds and the commission each brokerage and its agents receive. Enter the list price and the commission structure to see a side-by-side comparison of common scenarios — including a sale with a cooperating buyer’s brokerage and a sale without one. It is provided for education and illustration only and is not legal, financial, or real-estate advice.

How sale price, commission, and net proceeds relate

A seller's net proceeds (before other closing costs) equal the sale price minus the total real estate commission. The total commission is typically split between the listing brokerage and, when one is involved, a cooperating buyer's brokerage. Changing the sale price or the commission structure changes both the commission paid and the seller's net — this tool shows those relationships side by side.

What the scenarios show

The comparison illustrates the arithmetic of three situations: a full-price sale that includes a cooperating buyer's brokerage; a sale at a lower price where the listing brokerage's compensation is a fixed dollar amount; and a sale at a lower price where the listing brokerage is paid a percentage of that lower price. It is a math illustration only. Commissions are always negotiable, are not set by law or by any association, and any commission arrangement must be agreed to in writing by the seller and the brokerage or brokerages involved.

Fixed dollar amount vs. percentage of price

Because a percentage is applied to whatever the final sale price turns out to be, the same percentage produces a smaller dollar figure on a lower sale price. The calculator shows both a fixed-dollar figure and a percentage figure so you can see the difference in dollars. Which structure applies to any real transaction is determined entirely by the parties' written agreements, not by this tool.

Important disclaimer

This calculator is for general educational and illustrative purposes only. It is not legal, financial, tax, or real-estate advice, and nothing here is a recommendation about whether to use professional representation when buying or selling a home. Commission rates and structures vary and are negotiable. Figures are estimates that exclude other closing costs, concessions, taxes, and fees. Always consult a licensed real estate professional and, where appropriate, an attorney before making decisions.

Frequently asked questions

How are a seller's net proceeds calculated?

In general, net proceeds equal the sale price minus the total real estate commission and any other closing costs, concessions, and fees. This calculator shows the commission portion only; it does not include other closing costs.

Are real estate commissions negotiable?

Yes. Commission rates and how they are structured are negotiable between the seller and the brokerage, and they are not set by law or by any association. Any arrangement must be put in writing by the parties involved.

Why can a percentage and a fixed dollar amount give different results?

A percentage is calculated on the final sale price, so the same rate yields a smaller dollar amount on a lower price. A fixed dollar amount stays the same regardless of the final price. The calculator displays both for comparison.

Is this calculator financial or real-estate advice?

No. It is a general educational tool that illustrates commission and net-proceeds math. It is not legal, financial, or real-estate advice and is not a recommendation for or against using professional representation. Consult a licensed professional for guidance on your specific situation.
